We’ve had a busy + productive June and July at 118 West Main Street, in Richfield Springs, New York—and we can’t wait to share the results with you.
This month, behind the scenes, THE BANK LOFTS team has been putting the finishing touches on our sustainably designed adaptive reuse project’s nine new long-term rental apartments.
Here’s a sneak preview:
Every service and amenity is designed with the long-term comfort, safety, health, well-being, and long-term enjoyment of our residents in mind. For example:
Custom replicated millwork based on the original 19th-century trim? Check.
Custom triple-paned insulated windows inspired by existing examples—but without the drafts, broken/missing panes, and leaks that had resulted in dry rot? Check.
Low-VOC paints in warm neutral tones everyone can live with? Check.
Energy-smart, all-electric stainless-steel kitchen appliances? Check, check, check.
Washer + dryer in every unit? Check!
Double interior walls separating the first-floor commercial spaces and 1st-floor ADA apartment? Of course!
Off-street parking and access to EV-charging? Got it! (See our post on that here.)
Oh, and by the way, utilities are included in your monthly rent, so there are no budget-busting surprises, month to month.

For our exciting progress so far, we have our visionary architecture team at River Architects, PLLC, and our talented, organized, and goal-focused builder and master tradespeople at Simple Integrity, LLC, to thank. We are grateful to have been able to witness River Architects founder and managing partner Juhee Lee-Hartford and Simple Integrity’s master builder Josh Edmonds and their teams patiently and persistently breathe new life back into a 19th-century timber-framed, brick-veneer building that many before had written off as “beyond repair” and destined to fall down—or be torn town like so many other significant Main Street landmarks lost to the elements and passing time.
The women behind Dooalot, LLC—Faith E. Gay and Francesca Zambello—were determined to prevent that from happening. Their enthusiasm to help rebuild and develop new opportunities in the Otesgo County community they had come to love over 12 years—and the common-sense “as green as possible” revitalization plan they envisioned— resulted in $1.1 M in grant competition awards from NYSERDA. Like the Dooalot team, NYSERDA recognized the project’s potential to model the possibilities of transitioning historic buildings to cleaner, safer, healthier low- or no-carbon living and working spaces for all New Yorkers.
